What is a Fire Risk Assessment?

Fire Risk Assessments simply provide you with a run down of any and all potential fire risks found on your commercial or residential property. We construct a detailed report which will include photographic evidence of the risks found in your building as well as an action plan outlining next steps to take to mitigate your risk.

If we were to find a fire risk, our assessor would highlight the issue with the photographic evidence in the report and recommend a remedial action.

Our fire risk assessors go into a high level of detail when conducting their assessment and putting together their report – looking at risks posed by all sorts of sources such as electrical equipment, heating systems, lighting etc.

Fire Safety Legislation

According to The Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement for the responsible person to ensure a fire risk assessment is carried out by a competent person on a “regular basis”.

The National Fire Chief’s Council provide some guidelines to choosing a competent fire risk assessor which you can find listed by clicking here.

GF Fire Solutions is proud to say that they comply with all these guidelines. Our company is BAFE SP205 accredited for the provision of fire risk assessments and Richard is a 3rd party accredited, Tier 3 fire risk assessor (the highest level of competence) with The Institute of Fire Safety Managers.

Some of the legislation which you may need to adhere to include the Fire Safety Act 2021. This specifically refers to the assessment of external wall facades in a building that contains 2 or more domestic premises and the assessment of flat front doors.

The Fire Safety (England) Regulations 2022. This new legislation gives more emphasis on fire doors, flat front door checks, communal fire door checks and resident engagement. For high rise residential buildings (HRRBs) there are new requirements for secure information boxes (SIBs), information for fire and rescue services, the design and materials of external walls, types of lifts and fixed firefighting equipment and additional signage to assist firefighters.

Types Of Residential Fire Risk Assessments (FRA's)

TYPE 1 FRA

This is a non-destructive assessment of the common parts of a building.

We use an enhanced version of PAS79.

The FRA inspection will include;

  • Assessment of the external façade to establish if an FRAEW will be required. If this is needed, a chartered fire engineer (or equivalent qualified person) will need to be employed to carry this out.
  • Assessment of fire risks such as electrical, smoking, arson, heating, cooking, housekeeping, solar panels and electric car charging points.
  • Inspection of all communal areas including electrical cupboards and all service risers.
  • Assessment of the protection of the means of escape and compartmentation
  • Assessment of emergency lighting, fire alarms (if required) and other fire safety systems.
  • Inspection of a selection of flat front doors.
  • Fire safety signage, evacuation strategy and resident engagement.
  • Testing, servicing and record keeping

This is all entered into our report and any issues identified are put in a clear action plan at the end of the report.

TYPE 2 FRA

This is a destructive inspection of the common parts of a building.

This FRA includes all of the items in a Type 1 FRA.

In addition, the assessment includes opening areas in the common parts to establish the level of compartmentation horizontally and vertically.

TYPE 3 FRA

This is a non-destructive inspection of the common parts of a building and a selection of the flats.

This includes all of the items in a Type 1 FRA.

In addition, the assessment includes an inspection of a selection of flats to establish the protection of the internal means of escape and the suitability of the automatic fire detection in place.

TYPE 4 FRA

This is a destructive inspection of the common parts of a building and a selection of flats.

This assessment includes all of the items in a Type 1, 2 & 3 FRA.

In addition, we also assess the horizontal and vertical compartmentation within a selection of flats.

TYPE 3 FRA

This is a non-destructive inspection of the common parts of a building and a selection of the flats.

This includes all of the items in a Type 1 FRA.

In addition, the assessment includes an inspection of a selection of flats to establish the protection of the internal means of escape and the suitability of the automatic fire detection in place.

TYPE 4 FRA

This is a destructive inspection of the common parts of a building and a selection of flats.

This assessment includes all of the items in a Type 1, 2 & 3 FRA.
